Over the past year, the price of secondary apartments has risen by 4.2%, while rental prices surged by 7.9%, according to Kazpravda.kz citing the National Statistics Bureau.
At the same time, the number of sales transactions has significantly increased, especially in major cities like Astana and Almaty.
Regionally, prices in the primary housing market have seen substantial increases over the year, with Aktobe rising by 12.8%, Kokshetau by 10.1%, and Taraz by 10%. In the secondary housing market, the leaders in price growth are Atyrau (16.9%), Astana (12.9%), and Konayev (10.1%), while the rental market leaders are Taldykorgan (26.6%), Astana (25.8%), Shymkent (18.6%), Uralsk (16.8%), and Petropavlovsk (16.4%).
In December 2024, compared to November 2024, rental prices for improved housing increased by 1.1%, resale prices of apartments rose by 0.9%, and the sale of new housing went up by 0.2%.
In December 2024, the number of registered housing sales transactions amounted to 50,046, of which 10,488 were for individual houses and 39,558 for apartments in multi-unit buildings. Compared to November 2024 (39,421), the number of housing sales transactions increased by 27%. The cities leading in the number of transactions are Astana (9,911 – 19.8%) and Almaty (8,845 – 17.7%), as well as Karaganda region (3,638 – 7.3%). The least number of transactions occurred in the Ulytau region, with 645 transactions (1.3%).
Compared to November 2024, December saw an increase in transactions across all regions, except for Almaty region, where the number of housing sales decreased by only 0.2%. The highest growth was recorded in Kyzylorda (+70.2%), Zhambyl (+45.3%) regions, and in the city of Astana (+42.2%).
Compared to November 2024, the number of transactions for apartments in multi-unit buildings increased by 26.6% (an increase of 8,302 transactions). In total, there were 39,558 transactions for apartments in December 2024, accounting for 79% of the overall figure. The majority of sales for housing in multi-unit buildings occurred in the cities of Astana (24.7%), Almaty (20.7%), and Karaganda region (7.9%). The leaders in sales by the number of rooms were 2-room apartments, with 14,980 transactions registered in December 2024.
Compared to November 2024, the number of transactions for individual houses increased by 28.5% (an increase of 2,323 transactions) in December 2024. A total of 10,488 were registered that month. The highest growth in the number of transactions for individual houses was observed in Kyzylorda (+86.2%), Ulytau (+64.9%), and East Kazakhstan (+57.4%) regions. No decline in the number of transactions for individual houses was recorded over the month.
The number of housing sales transactions in December 2024 compared to the same month last year increased by 32.3%, with 37,818 transactions registered then. The largest increase in transactions was noted in Pavlodar region (72.4%), while the smallest decline was in Turkestan region (-13.9%). An increase in the number of transactions was observed from January to December 2024 compared to January to December 2023, amounting to 16.8%.
